Hey Birmingham AL Foreclosure Realtors – Start Representing Your Clients!

April 1, 2010 - 7:36 pm No Comments

Collier Swecker video blogs about the lack of representation and professionalism displayed by many foreclosure listing real estate agents in the Birmingham AL market. While some actually represent the best interest of their client (the bank), most don’t do a good job representing anyone and just process the listing paperwork, take 3 photos of the property and sit back and hope that some other real estate agent brings a contract. The banks generally select their listing agents not on the basis of success or quality, but rather on who does the most BPOs at $25 a pop and fills out the most applications online with the banks and their default management companies. As Realtors, we are held to a high degree of professionalism and should do our very best for our client even if the client is not checking up on our efforts. The banks may be too busy to check on the marketing efforts of these foreclosure listing agents but if they really looked at what was going on they would find that many of these agents are not putting in the time nor the resources to market the properties properly nor are their listing agents even trying to work with buyers that call the signs wanting to see the home. When the foreclosure real estate agents that are slacking do not do their job, it affects every other agent in the Birmingham Real Estate market and sends the perception that all real estate agents are lazy and they don’t care about the public. The lenders that are sending these listings to the agents discussed here need to reevaluate and really look at distributing these listings to Birmingham area Realtors who are having great success in selling real estate while maintaining a strong marketing presence with an absolute focus of providing an excellent customer experience each and every day! This property has a great location if you like the ocean and want a front row view. Located right across
from the famed Pleasure Point surf spot, this property has great ocean views of the coastline, crashing
surf as well as the surfers hitting the waves. The property is unique in that is consists of ocean front
apartments that would lend themselves to a family or group investment. These units all have an ocean
view and are located across the street from a beach. Park the car for the weekend and get some sun and
exercise with the fresh ocean air. There are several beaches nearby by, a jogging path out front and
within a short walk to restaurants and coffee shops. An owner user is most likely going to be able to
have a nice updated unit with bamboo floors, granite kitchen with hickory cabinets and a fantastic view,
while collecting rents and depreciation. There are private garages for some of the units and a place for
the owner user to have a nice car collection, wine collection, workshop or artists studio. This is a great
one of a kind property for someone that wants a place at the beach and income too. Revenue could
probably be increased with summertime rental should one want to do that. The property has been
maintained with many upgrades, and has fantastic financing available.

Why is it SO Hard to Find a Good Realtor?

January 16, 2010 - 4:10 pm No Comments

In this market, you’d think it would be easy to get someone to return a call to help you buy a home. You’d think. It’s not that easy and I don’t understand why. It used to be you couldn’t kick a rock without uncovering a Realtor with his/her hand out asking if they could take you out to look at homes you were not interested in. That was a different market, to be sure!
