can I hire different realtors for rent and sell my house?

Can I hire two realtors, one for selling my house, the other for renting my house in US? Or do I have to get only one for both renting and selling? I hope two realtors can be more motivated to sell or rent my house since they are actually competing each other.

This is done all the time. It does have to be addressed in each listing. The competition does not cause them to work harder. This tactic introduces risk that..even if I work hard and spend a lot of money marketing the property I may not get paid. That causes Realtors to be cautious about spending to much time and effort on such a property.

    Sure you can but the situation might result in tension, since the realtors will have totally different objectives, they will not be competing against one and another

    One agent is trying to find a renter for your house, but if you find a tenant, this will make showing the house difficult, you will get complaints from the tenant about the showings, then you have the issue how clean the tenant will keep the house when showing, these all may work against your agent who is trying to sell the house, ie the conflict

    While this is possible, isn’t what you want commitment that they will work hard on your behalf? It really doesn’t provide you with anymore assurance of sale or rental using two people.

    Personally, I wouldn’t work for you if you were planning to do it.

    usually when you list your house for sale, you have to sign an exclusive contract (for 3-6 months) with ONE agent – guarantee you will get sued if you sell it using a another agent after signing that exclusive contract
