I am looking for houses to buy on a land contract, is there a specific website, or do I go through a realtor?
I am trying to find a home to purchase, but dont know how to find owners willing to do a land contract. What about homes that are for sale by owner? Do I just call them and ask, or can I find listings?
If anyone knows of any homes they are willing to do a land contract in the Sheboygan WI area I would apreciate it. I would also consider rent to own also.

Now as far as a realtor is concerned, most contract can be writen by those with a litte common sense. You need a date, the sales price, how much is to be placed down if anything, when the lease can be optioned and under what condition.
The reason that a person is selling the house on their own is because they don’t want to use a real estate agent.
Yes, once you find one of the above listed you must call them to check out the price, interest rate, location. a walk through to see if you like the place as well as the neighboorhood.
You might also look at rentals. Call them and ask if they are interested in a lease option or rent to own. Some or most will consider it.
Those houses you find for sale, inquire of the owner if they will consider a land contract or would they consider carrying the note/mortgage on the house? In other words, would the be the bank? Again some will consider the proposition.
So we want to ask
#1 Would you carry the mortgage for me
#2 Would you condsider a lease with an option to purchase, how much of the rent will be placed toward the down payment, what do I have to place down?
#3 Would you consider a rent to own, how much of the rent would be placed toward the down payment
#4 Would you consider a land contract.
Call all the For Sale By Owners you find in the newspapers. You might also ask other listings you find.
Do not sign a contract with a realtor or real estate agent, that limits your ability and even if you find one on your own, you will be obligated to pay the real estate agent.

I believe it is up to you to approach the seller with an offer to buy under a land contract of sale. Not 100% sure, but check with a realtor.
