Does anyone know how to sell your home without a Realtor?
I live in Florida, and my family would love to move to Tennessee. We want lots of acreage, we have a little over 2 acres now but want more. I dont want to hire a realtor, they require a large commision. I know the market is slow and without a realitor it would be harder. Is there a website to post your property that doesnt reqiure a large amount of money down? We would like to purchase a home with cash and no mortgage when we sell.

My Favorite is craigslist.com

Good luck on selling without a Realtor without reducing the house price below what the realtor would charge to sell it to begin with.
Craigs list and FSBO sites for your area might work.
Get the real estate agent for a better chance.

It doesn’t take any longer with or without an agent or Realtor. Don’t always believe what you hear. One out of Three homes for sale are being sold by Owner. The market would be a concern but it you are not greedy with the price you will be just fine. You should get an idea of comparable homes within a mile of your property(at least 3-5)Average them together and you will get an idea of how to price your property. Make sure the outside of the home is neat and clean. Also take any personal pictures,knickknacks down and store them in the garage. You want people to think of the potential of owning your home. Make sure when showing your home,that all the lights are on(including bathroom,bedroom,den,etc) and that you have either a vanilla candle lit or have cookies baking in the oven. Also let the buyers wonder through your home on their own. Just let them know you will be in the kitchen if they should have any questions. If you have agents bringing buyers to look,collect their business cards and call them the next day. Ask them what they thought of the house and what the perspective buyers thought. Don’t discuss anything else because they will try and talk you into a listing. This way you will see how the buyers see your home. If you need paint or your carpet cleaned make sure you do so. Make sure before you accept any offer that the Buyer has a pre-approval letter that they can give you. That way your transaction will have a better chance of closing. If you don’t I can guarantee that an agent will slip in a contingency for the buyer that states contingent upon Buyer being able to obtain a loan. Contingencies are loopholes that agents and Realtors use to get their Seller or Buyer out of a contract.

Before you decide on not using a Realtor, keep in mind. How much will you spend in advertising? ( you need more than just list it on the web) How many people do you know that are looking for a home right now? ( I’m sure the agent knows more) How many of the people you work with know someone looking for a home? ( I’m sure the people he works with know more). How often will you be available to answer every call that may come in on the home. ( I’m sure he is every time) How much will it cost you to have an attorney handle the contract for you? How much will he charge to be present and handle the signing of the contract? Where will you go to help a buyer find the financing? How will you qualify a buyer to make sure he can afford the home before you take it off the market? These are just a few things to think about. But the answer to your question is YES there is.
