What is the best route to take to sell a house (realtor,website?)?

I don’t want it to be on the market forever but I also think Agents are a rip. They take 10 thousand dollars to do very little work.

I know that buyer agents have access to some kind of list of for sale by owner homes. Should we just list it for sale and let buyer agents do the work for only one commission? Should we get our own seller agent?

I’ve heard of "flat rate" sellers. Not sure what that is.

It is a fact that FSBO (For Sale By Owner) properties do not sell as quickly or as smoothly as those done by a realtor. Also, realtors do not have a list of FSBO properties because there is no centralized database of them whereas MLS is centralized and can be accessed by realtors in the board (and affiliated boards) and is also released to the public in a public format. You are more than welcome to try selling it FSBO, but most people who go that route end up going with an agent anyway.

Yes there are flat rate realtors out there. Essentially you pay them to just post it on MLS for exposure while you do your own open houses and they don’t do any other type of advertisement (besides MLS and posting it on their website perhaps). Personally I think sellers shouldn’t involve themselves with the process (ie: open houses, showings) because it is too personal. Sellers always think their home is the best and can’t be improved upon, that it’s worth top dollar and nothing more etc which actually stifles the process and can make it incredibly awkward on potential buyers. There are also discount brokers that only charge 0.5% to 1% of the total sale price, but they do do the open houses etc.

Where can I find a general listing of MLS’s without it going to a website for a certain realtor IN DALLAS

no, but you would need tons of servers, T-1 lines, (all very expensive) and be able to actually program something like that – and then have to spend money to market teh website and hope to get listings and page views which will then lead to advertising revenue – maybe

yuo need a LOT of money to get something like that statrted and keep afloat for maybe 2+ years before you start seeing any profit

why would you try and compete with those very well established websites?

how do i want to make a website similar to remax.com or realtor.com?

Get a little laugh from a name that you have seen. I just saw a name on a realtor company website with the name of "Steven Barks". I thought it was quite good.
Any that comes to mind?

My aunt’s name is Shavargas Susskind, she is also a realtor, but talking a break for the industry for awhile cause the economy
