How does realtors get their listings aside from referrals and advertisement?

You could go after expired listings other agents could not sell. You could go after for sale by owners. try mailing a farm area, knock on doors in a neighborhood and ask if they want to sell, or any one they know. There are a million ways, just ask top agents, or your broker.

Now and then someone just calls the office and says "Hey, I want to list my house for sale. When can you come out and do it?" Not real common, but I had one of those just last week. Damned near fell off my chair !

some realtors actually do drive-by where they would bravely knock at doors of some potentially sell-able properties…or at least, write down addresses of the good ones.
