Does any one know of any realtor who gives 2% cash back to the buyer at closing? Some TX agents give 2% back.?

I am helping out a friend locate a real estate agent in Seattle area who give 2/3rd of his commission back from his 3% commission. In Dallas there are many agents who pay back 2/3 rd of their commission to the buyer at closing. (For a $400,000 home it would mean getting $8000 back)
The best thing to do is to talk with the agent and negotiate about the cash back. These days many agents are willing to do a cash back upto 2%. This all should be done upfront to set the expectations and be clear in each party’s mind about what needs to be done and what not.
Check on craigslist in the "Real Estate" section and you will find many people/agents willing to do a 2% cash back. Hope this helps.

My suggestion is that you recommend that your friend find a really good Realtor who works well with other agents and is respected in the industry. Good agents network with other good agents. Remember agents have buyers.
If you ask for cash back, you will lose services offered. It’s very easy for someone to put your property in the MLS, if that’s what you want. However, selling a house for top dollar is not as easy. So, find an agent who can sell your house for top dollar.
