New Realtor with questions regarding "Expired Listings"??

Has anyone successfully found clients this way? What verbage do you use? and how, via phone, handwritten letter, or visit??

One of the Top Agents in my office does almost all her business from expired listings.. she is a like a hound dog! She knocks on Doors and doesn’t give up until she gets the listing! She is really smart amout it and very aggressive.. I personally have not tried this because I am not in the possesion to service that many listings while caring for my three kids. I work more with Buyers and I own my own Property Mangement Company.

It reallly can be a good source of income, the best thing about it is you know the sellers want to sell and if you go after the good listings and get them to price it well.. which many are more inclined to do after it has already expired once.. it might actually sell even in this market.

Note: Only go for sellable listings that are easy for you to service.. in your general area!

Can a realtor use your offer information as a tool to make their own offer look good and be accepted?

My husband and I made an offer on a foreclosure property. After submitting our offer the realtor told us we had been out-bid by a small amount. He discouraged us from continuing to bid. 6 months later we have come to find out that the realtor/ listing agency bought the property. This is the same exact realtor that submitted our offer and advised us to give up. They used our bid to make their look good. They are also the agency that initially set the price on the home. Is this legal? Would it be worthwhile to contact the owner of the home (a lending agency)?

Please document everything you can, and file complaints with the board of realtors, and commerce department or whichever agency regulates real estate in your area.

That agent can and should be fined, lose their license, etc… If nothing else, you will create a record that will show every time something else they do comes in, and eventually they’ll be out of a career.

Without your help, this scumbag will continue to exploit their position and screw over the public. Don’t wait, just get it done.

How much does it cost to get a realtor license? I’ve heard it’s one of the easiest vocational licenses to get, that it can be done in a few weekends. If you got the license could you sell yourself a property and potentially save yourself a lot in transaction costs?

First thing.

You don’t get a REALTOR license. You get a REAL ESTATE license.

THEN when you get the license you sign up to be a REALTOR.

Yes, anyone that can do 11th grade math can, with a little study get a license, but actually making a LIVING from it is very hard.

You COULD sell yourself a property, but most brokers ( you have to work under a broker ) won’t allow it. There’s just too many things a new agent can screw up, putting the broker in a liable position.

Most states allow you to study online and that’s about $300 – $400. THEN you have to take the test, about $80, then pay for the license, about $200, then around $1800 to be a Realtor when it’s all said and done.

What method do most people use to find a realtor ?

Besides asking their friends and coworkers.

I don’t know about most ppl, but i try to find someone who knows the area I am looking (or selling) in really well and someone who has reasonable commissions and fair terms.
i am just now getting ready to sell my house and I will be comparing two LOCAL and ESTABLISHED real estate brokers. They are not the big brokers with high overhead like Long and Foster or Remax. They charge less to the customer, but their agents still get competitve commissions, so they are still motivated to help me sell my house. The broker (the main company the agent works for) just takes less of the total comission, so that’s where the savings come in…
Sometimes it can be really hard to find a broker you really want to work with on-line. It seems even brokers with no real estate in your area of interest come up on internet searches, and you don’t find that out until you’ve searched their specific site for property…. and then you can’t find the local guys, because they are not pouring their money into paying google or whoever to have their site come up #1.
If you can get your hands on a local paper and/or homeselling guide (local to the area you are buying or selling in) then you can start calling ppl and finding out more about there seller programs or buying comissions… or an exact URL may be listed in their listings and you can find them on the internet from there.

Judgment Day at Keller Williams Real Estate
