Should I find another realtor to show me houses?
This particular realtor has a lot of houses for sale that I like, and they are also in my price range. He isn’t very personable on the phone, and he never returns my phone calls (I’ve tried twice in the past month).
Can I ask another realtor to help me, although they are his houses? One house in particular is a HUD home.
I think he doesn’t care much about sales. I checked the assessor’s records and he owns tons of apt complexs, I guess that’s where his salary is coming from.
If his properties are listed on the MLS (Multiple Listing Service) than any realtor can show them. If he is only selling them by himself as the owner…you are stuck with him. I would just keep calling and bug the pants off him. Personality does not matter. You just want a house!

they all have access to the same listings, so pick anyone you want. just do NOT go back to any house you saw with the first guy when you are with the second guy.

If you buy a house the first realtor showed you… you create problems. You might be liable to pay the fee he might have gotten if he had represented you in the sale.
Otherwise… go get a different realtor… if you haven’t signed a "Buyer’s representative agreement"
If you have signed an agreement.. you have to wait until it expires to get a different realtor.

If you didn’t sign an exclusive buyer’s agreement with him, then by all means find another Realtor. As a matter of fact, interview a couple before going out to see anymore homes. Find one that will meet your needs AND fit with your personality. If the guy hasn’t called you back, then I’d say he "fired" you, so to speak.

I think your instincts are right. Just pick upt the phone, tell him that you think that he is too pre-occupied and if you have signed a buyers-agency agreement, that you want to cancel it.
The only way he isn’t going to agree is if he thinks you are going to buy a house he showed you….b/c if that is the case, he is entitled to his commission.
Otherwise…he will most likely terminate it, and you are free to find another agent.
Only stupid agents hold buyers to contracts like that….why would you want to force a client to work with you when they have stated that they don’t want to?
