For Sale By Owner?

The special thing you should know is:

According to Thomas M. Stevens, President of the National Association of Realtors for 2006, "Finally, the plain fact is that hiring a professional pays off. The typical home represented by a professional last year sold for 16 percent more than those sold without a professional’s help. That profit more than pays for the agent’s commission. Millions of homeowners know it, and that’s why they will continue to call on experienced real estate professionals."
References :
http://burlingamerealtor.com/serendipity/index.php?/archives/2006/02/20.html

I definetely agree that you can sell your home by putting a sign in front of the house and an ad in the paper. www.fsbo.com is also a good source. People make the mistake of trying to save money by not hiring a realtor and then trying to sell the property at market value. Yes you might sell your home eventually, but if you want to sell it fast you should have an appraisal done on the house and then reduce the sales price by maybe 2% or more to make it look more attractive. You would be paying a realtor 6%, so you will still be saving money. I definetely do not suggest going to a "discount" realtor that charges only 1% or a flat fee because when buyers go out with their realtors their realtors know exactly how much they will be making on each house and they will steer their clients towards homes that have a higher commission.
References :
I work for the leading lender on the central coast

there is a site called fsbo.com (for sale by owner) it a great way to advertise your home. many people sell their home on that site within 4 months. they are certain forms need like lead disclosure form signed by you the homeowner if your home was built before 1979, and you will need the home inspected for termites. sometimes it is good going with a Realtor from the board (LIBOR) they have higher ethical standards they must abide by being am member. sometimes you do end up saving time and money when you have an experienced Realtor helping.
References :
www.mlsli.com

Not really. If you don't even want to use a firm like FOR SALE BY OWNER, which makes it a bit easier, you should look into buying a home selling kit at your local office store or maybe online. It will contain all the forms to get you through the whole process. Make sure on any disclosures about your home that you are truthful. I can't tell you how ugly it can get if you're not and the buyer catches you on it. If you want, you can contact me, I have been a Mortgage Broker for about 6 years, I'll answer any other questions for you at no charge.. IM me at jeremyday1978 for yahoo.
References :
You need to check your local laws regarding your responsibilities for the transaction. Make sure you disclose any and all problems with the home to potential buyers, you don't want anything to come back to haunt you later. You should also talk with a realtor, even if you don't end up listing with them, about some things you can do to protect yourself during the sale.
References :
Hi bride2be052408,

Here are some steps you can take when you ready to buy a home.

~ Meet with three lenders. Compare interest rates, loan programs, and fees. Keep in mind all fees are negotiable. Ask for a copy of the following so you can shop around.
a) Good Faith Estimate (RESPA requires lenders to give you a copy of this within three business days upon receipt of application.
b) Truth in Lending Form

~Do your research online for the neighborhoods that are desirable to you. Go to http://realestate.yahoo.com. It has graphs, maps, calculator, and virtual tours.

~Find a real estate professional that has an ABR (Accredited Buyer's Representative) designation. Someone with this designation will have your best interest in mind. Go to http://www.rebac.org.

There are more details to know but your real estate professional can guide you through the process.
References :
Call up 10 different real estate offices and ask "Who is the BEST person to talk to about investment property and WHY are they the best agent?" Then get that agent on the phone and ask them what are their qualifications. See how well you "click" with that person and from the 10 you talk to go to thier office and do a sitdown interview with them. Pick the top 2, NOT top 1; and explain you personal situation, how much cash you have to INVEST, how your credit is, what your goals are as in schools, neighborhoods, driving time to work, etc.
This IS one of the biggest INVESTMENTS you will make so think of it as an investment and not just shopping for a place to live. Do NOT fall in love with the staging, the paint colors, or how cute te place is; fall in love with the numbers of the deal, how much tax free profit you can keep if you live there over 2 years and then sell it.
There are tons of real estate agents that can show you property and talk about how cute they are or how nice the view is but there are VERY few that can quickly explain WHY this house is a better investment value over another based on job and population growth, dollars per square foot, and upside potential.
Find the best "investment oppurtunity" that also fits your needs for a roof over your heads.
