Does anyone know how to sell your home without a Realtor?

March 6, 2010 - 12:10 pm 4 Comments

I live in Florida, and my family would love to move to Tennessee. We want lots of acreage, we have a little over 2 acres now but want more. I dont want to hire a realtor, they require a large commision. I know the market is slow and without a realitor it would be harder. Is there a website to post your property that doesnt reqiure a large amount of money down? We would like to purchase a home with cash and no mortgage when we sell.

I’m a real estate investor in South Florida. As you know, the market is slow all over Florida especially. There are quite a few websites that you can advertise your real estate for free.
My Favorite is craigslist.com

The source that I listed is to an article that lists over a dozen free listing sites that even the Realtors use.

What if I get an offer after my realtor listing contract has expired?

March 4, 2010 - 3:25 pm 8 Comments

Our listing contract expired Jan 31. I know that my contract said that for one month longer my realtor would get the commission if one of her contacts purchased our home.
But what if we get an offer from someone she hasn’t been involved with?
Also, her sign is still on our lawn and our home is still on the MLS and her website.
Thanks!

it depends…if you list with someone else after your listing expires, you will owe realtor #1 nothing if the buyer wasn’t brought to your home by him/her (in Massachusetts). I can’t speak for CA law though.

Hi everyone – I am looking for a Real Estate website where we can sell my Grandmothers home without a realtor

March 2, 2010 - 12:43 pm 3 Comments

We are looking for a Real Estate site where we can list my Grandmothers home ourselves as she just had to go into an assisted living facility and we do not want to take 6% off the top
to sell it as she will need every penny with the costs of these
places – would really appreciate some input as to where
we can list affordably . .

Thanks

Is there a website that you can check a realtors history?

February 28, 2010 - 2:13 pm 1 Comment

I was wondering if there is a website to where you can check a realtors backgorund?

There may be ways to check and see what houses they have sold in the last few years, but even that would not be real because of the way "Real Estate Teams" work. All the homes sold by anyone on the team are recorded as if they were sold by the namesake of the team- not by the one that actually did the work.

The State Real Estate Commission would be the agency to call if you are having a problem with someone- they have records of any complaints but they may or may not be public. If someone griped but never lodged a formal complaint it would not show up.

And of course you can pay a private investigator if you want to go that far.

Any advice on where to start for a first time house buyer who doesn’t want to go through a realtor?

February 26, 2010 - 3:36 pm 6 Comments

My fiance and I want to buy a small house. We are not sure where to start. Maybe we should use a realtor.. If anyone can suggest a good website, link or even a good place to look for houses in my area that would be greatly appreciated.

I have been checking on remax.com I am pretty sure they are national. Look for open houses in the area you would like to buy, they are often in your paper. I watch "My first home" on HGTV it has given me lots of helpful hints, there is also a great website for it.
