How can I get REO listings from an asset management company or bank?

I am a very skilled realtor but I want to get in to REO listings… can anyone help me or give me some leads in northern California

Basically-you would have to cold sell yourself to individual banks as most have realtors they deal with and from there the house goes to multiple listing, You would have to cut someones throat commission and service wise. This will be tough business as most banks are not motivated to move these properties because of the federal bailout and qualified buyers are aware of the state of the market and low-balling everything creating a flood of inventory and stalemates which depresses the value of everything..

Has anyone successfully found clients this way? What verbage do you use? and how, via phone, handwritten letter, or visit??

One of the Top Agents in my office does almost all her business from expired listings.. she is a like a hound dog! She knocks on Doors and doesn’t give up until she gets the listing! She is really smart amout it and very aggressive.. I personally have not tried this because I am not in the possesion to service that many listings while caring for my three kids. I work more with Buyers and I own my own Property Mangement Company.

It reallly can be a good source of income, the best thing about it is you know the sellers want to sell and if you go after the good listings and get them to price it well.. which many are more inclined to do after it has already expired once.. it might actually sell even in this market.

Note: Only go for sellable listings that are easy for you to service.. in your general area!

Each Tuesday Realtors from Keller Williams Real Estate in Langhorne visit each others listings and critique them. This has proven to be a very educational experience for the rookies and a great help to the Realtors whose listings we have visited. It gives the listings much needed exposure and a chance to gain a fresh perspective from the top agents in our office. We share ideas and help each other because we know that together we achieve more.

How does realtors get their listings aside from referrals and advertisement?

You could go after expired listings other agents could not sell. You could go after for sale by owners. try mailing a farm area, knock on doors in a neighborhood and ask if they want to sell, or any one they know. There are a million ways, just ask top agents, or your broker.

I’m in Chicago and found the best realtor to work with. Is now the best time to buy a condo?

Please if your looking for a condo you have to email me and work with my realtor. I just want to hear from others about their views if now is the best time to buy in Chicago. My realtor has shown me great listings that seem to be quite a steal for the price. I’m just afraid to buy now and regret not waiting. I don’t think the prices are going to drop much more than they are now.

Its not the best time. Seriously.

The property values in my opinion are still inflated. So if you buy now, your value will drop next year and the year after. If you wait you can buy at that lower level and save up more money.

If you are planning on living somewhere for 30 years and never moving, then the value in a year or two probably isn’t that important and in that case you might still want to wait but you would be less dissapointed if you buy now and the value drops.

I’m a Realtor in Placer County CA, I’m trying to find out how to get REO listings. Any suggestions?

Your broker has to be approved by the bank and then you obtain the listings from him, it is up to him as to which of his agents he wants to give the listings too.

The bank does not sign contracts with agents, as agents can not own listings, only brokers can.
