Oh the person who currently owns the home is a realtor.  I find this strange that they would list it as illegal.<br />
<br />The realtor is advising prospective buyers that their financing arrangements (Banks or Mortgage Companies) may not qualify this home for the amount of money that is asked because the two bedrooms are not legal.  Its&#8217; the seller who has to bring house to code, not the buyer.</p>

<br />You don&#8217;t have to use the agent who showed you the property.  However, using a different agent is going to cause commission disputes.  The agent who showed you the house has &#8216;procuring cause&#8217; for introducing you to the property, and is now entitled to at least a portion of the commission, on that basis.  In fairness to a different realtor, you should inform said different realtor that you initially viewed the property with another.  The agents can work out any issues (if possible) amongst themselves.  If the initial agent discovers that you are going to buy using another, the agent can quickly file a &#8216;lis pendens&#8217; on the property to insure that he/she is paid.  That would require the agent to be paid prior to or at closing.</p>
<p>As well, do NOT rely on the timeframe of 90 days provided by another respondent.  That varies from state to state.  In MY state, that period is one year.</p>

<p>They do control the greatest marketing tool known as the Multiple Listing Service which gives all Realtor members access to your listing information. It&#8217;s pretty huge considering there are usually several thousand agents in each city and they are usually working with 10 or 15 potential buyers! WELL..at least they were last year! </p>
<p>So, yes the MLS is powerful and controlled by the Realtors but there is aways flat fee MLS if you want the Realtor exposure but don&#8217;t want to be locked into a 6% traditional listing commission. </p>
<p>Since half of all potential buyers have gone missing in the last year or so, there is a lot of competition on the MLS right now. A buyer has a big advantage because there are far more available properties than there are buyers so I guess a savvy seller could us flat fee MLS to their advantage by paying the flat fee to get the MLS exposure and then offer the Realtors a huge commission to bring them a buyer. That might work&#8230; </p>
<p>Another option would be to focus on the Internet. Afterall everyone says buyer&#8217;s start their home search there! It would only take you about six months at ten hours per day to master search engine optimization and all the little tricks and techniques that is takes to get a high ranking on Goggle and Yahoo! And, if you have that kind of knowledge I would like to know why you are reading this anyway? </p>
<p>The MLS is the greatest real estate marketing tool ever created. However, in todays market it&#8217;s just not enough. There&#8217;s just too much inventory on the Multiple Listing Service for it to be your only resource. It doesn&#8217;t give you any kind of edge over the competing properties. Combining flat fee MLS with Internet Marketing is the answer to today&#8217;s market conditions.</p>
