How does working with a Realtor work exactly?

My husband and I want to buy our first house soon. We are very much real estate virgins and are getting a 100% financed loan. We want to get a Realtor agent to help us find a home, but don’t know how much it will cost or how it works, exactly. Or how to find a good agent.

So can anyone explain to me how it works and how much it will cost?
My husband is in the Military and we are getting a VA loan – so yes, there are 100% finance loans when you get a VA loan.

Congratulations on your first step of making a decision to buy a home. It can be a very difficult step to take.

You may want to ask friends of good agents they may have used. You could alsodo an internet search on the area for real estate agents in your specific area. Most agents work a specific area. For instance, I work mainly in the LSU area in Baton Rouge, Louisiana. Then just interview the agent like you would an employee, as you will be employing them to help you find a house.

Choosing an agent is an excellent choice. A good agent will reduce your risks, help you find a good property, and guide you throughout the entire process. They also can help point you to good local service providers. i.e. Title companies, mortgage companies, inspectors, etc.

100% financing? 3.5% down payment for a FHA loan is the smallest down payment I know of. And if you finance over 80% you’ll have PMI. Ask your loan officer about it. Its better to put as much as you can down without breaking the bank.

Don’t forget the first time home buyer tax credit! Check with your real estate agent to see if you qualify. Good luck!

I want to sell my condo in Los Angeles. What is the average commission I must pay to my realtor?

I own a townhouse in Sherman Oaks, California, Los Angeles county. I want to sell my townhouse. I am going to interview real estate agents. I would like to know what is the standard commission paid to the realtor who sells my townhouse. I believe the commission for houses is 6 percent, but I thought the rate for condos/townhouses was less.

Not typically. Most residential is 7/3.5, straight 6 or 6/3 (for new construction).

Variations in my area are usually land which 8 – 10% is common or mobile homes on leased land (in a park) is typically 10%.

Commission are negotiable. Bear in mind the 6% is usually split between the listing & selling office. I would not offer less than 3% to the selling office, else you won’t see much showing activity.

Also to take into consideration would be reduced fee = reduced marketing efforts and follow up to you.

If you prefer to have a discount real estate agent, go with a flat fee office & be prepared to step in & do your own marketing.

An exception would be if your agent would be representing you in purchasing another home. (Quantity discount) Then you can expect full service as they are going to work doubly hard because you are a repeat customer. I personally reduce my side to half (1.5) for friends, family or repeat customers.

Does any one know of any realtor who gives 2% cash back to the buyer at closing? Some TX agents give 2% back.?

I am helping out a friend locate a real estate agent in Seattle area who give 2/3rd of his commission back from his 3% commission. In Dallas there are many agents who pay back 2/3 rd of their commission to the buyer at closing. (For a $400,000 home it would mean getting $8000 back)

The best thing to do is to talk with the agent and negotiate about the cash back. These days many agents are willing to do a cash back upto 2%. This all should be done upfront to set the expectations and be clear in each party’s mind about what needs to be done and what not.

Check on craigslist in the "Real Estate" section and you will find many people/agents willing to do a 2% cash back. Hope this helps.

What do you do when your family lists their house with another Realtor?

Okay, so this is like the 5th time that friends or family have listed with a compeditor. I make contact once a month by mail, call every quarter and MY OWN FAMILY lists or referres to another agent. Even my own parents give referrals to other agents…. I am very confident that I am a good agent, I have even become a partner at a startup firm so I am doing good somewhere-? Can someone please help me deal with this and possibly a realtor tip me on how to talk with my Cousin?
I am a full time agent; been in the biz for 3 yrs- I do lots of promotion and I am a top producer in my catagory. I have talked with everyone who has listed with others and they just say they forget- while they have a coupon from me on their fridge and my calaneder!

Well believe me it happens to us all. You should call this latest family member and point blank ask why they chose to go with another company. Are you working for a major franchise or an independant company? Sometimes sellers want to go with a well known real estate company. There has to be a good reason why they do this. Are you a part time realtor? How experienced are you?
