Is there a website that you can check a realtors history?

I was wondering if there is a website to where you can check a realtors backgorund?

There may be ways to check and see what houses they have sold in the last few years, but even that would not be real because of the way "Real Estate Teams" work. All the homes sold by anyone on the team are recorded as if they were sold by the namesake of the team- not by the one that actually did the work.

The State Real Estate Commission would be the agency to call if you are having a problem with someone- they have records of any complaints but they may or may not be public. If someone griped but never lodged a formal complaint it would not show up.

And of course you can pay a private investigator if you want to go that far.

How could a leasee of my home list my home on MLS without my permission?

I need to know what actions I can take, because I am in a different state, and this person had a signed and notorized contract with us that they would pay the monthly payments until October of 2007, and then they would purchase the home. There was nothing in the contract that said that they could get out of it in any way. Well, they sent us an e-mail asking us for the power of attorney so that they could sell it. My first thought was "no-way," because how could we trust this person who already broke the trust of breaking the contract? Yesterday, I see that this person had the home listed on the MLS, and had a realtor’s sign in the front yard. He had to have claimed that he was the owher in order to do that. Isn’t that fraud? We have a whole mess to figure out now. What should I do?

They can’t sell anything until they fulfill the terms and then they buy it and the title is transferred. So yes it’s fraud. In fact to the point that you could have them charged for it.

So they are claiming to be the owner. And they want a power of attorney? A power of attorney would allow them to sell it in your name (as if it was you selling it) and allow them to take the money and run. And since you gave them the POA there wold be very little that you could do about it. Something is very wrong here.

Contact the realtor and as you are the owner you wan’t details regarding the listing. Or I would actually be sneaky and pretend that you are a buyer first and find a few things out. Then call the cops. There are so many things wrong with this picture that it seems something is really wrong on so many levels.

who makes more and whats the difference?

A Realtor is member of NAR (National Association of Realtors) and obeys to the Code of Ethics. In case of a Violation of the Code of Ethics, this Realtor will have to suffer the consequences.

A Real Estate Agent has a Real Estate License but that is pretty much it.

I’m in Chicago and found the best realtor to work with. Is now the best time to buy a condo?

Please if your looking for a condo you have to email me and work with my realtor. I just want to hear from others about their views if now is the best time to buy in Chicago. My realtor has shown me great listings that seem to be quite a steal for the price. I’m just afraid to buy now and regret not waiting. I don’t think the prices are going to drop much more than they are now.

Its not the best time. Seriously.

The property values in my opinion are still inflated. So if you buy now, your value will drop next year and the year after. If you wait you can buy at that lower level and save up more money.

If you are planning on living somewhere for 30 years and never moving, then the value in a year or two probably isn’t that important and in that case you might still want to wait but you would be less dissapointed if you buy now and the value drops.

Can we file a formal complaint with the listing realtor of a house we were going to buy?

Two months ago, our Realtor took us to see a home in Mass. Our offer was accepted and we went through the inspection. We asked the sellers to repair one minor issue. Our Realtor came back to us reporting that the listing agent said the couple were insulted at our request and no longer wanted to sell. Weeks later, after writing an email to the sellers explaining that we loved the house, we received a phone call directly from the sellers, telling us that the inspection was never the issue. They said they were planning to purchase another home, the sale fell through, and they couldn’t sell their home yet. To date, we have still never been told about the issue by the listing agent.

We think it’s probable that the listing agent (a REALTOR) did not tell us about the issue because she believed we’d go look at another property and she’d lose the sale.

Knowing that Realtors © are required to go by a code of ethics, do we have the right to file a complaint about her unethical behavior?
We have the sellers’ statements in writing.

You can file a complaint, but the chances are good that it won’t result in anything. In order to get anywhere, you’re going to need those sellers to verify what they told you IN WRITING. The odds of that occurring are very slim, since this woman is working to sell THEIR house.

As well, how do you know that it’s not the SELLERS who are not telling the truth about this ? After nearly two decades in real estate, NOTHING out of the mouths of buyers or sellers surprises me anymore.

Follow up: If you have the sellers on paper to that effect, go for it. It’s rare for sellers (or buyers) to do that, but apparently these folks have agreed to do so. Start with the managing broker of the firm involved, and then work your way ‘up the ladder’.

Can a Realtor leave a For Sale sign in a yard after a house is in contract?

We signed a contract in early April and are supposed to close within the next week. The Realtor has not yet changed the status of the yard sign. My husband seems to think there is a law against leaving the For Sale sign up, but I can’t find anything about it online. Thanks!

There are no laws against leaving out a for sale sign even when the property is under contract. Once the property closes and the home belongs to you then you can remove the sign if they haven’t removed it by then.

Honestly, a for sale sign in the yard means nothing in terms of status. Many times a Realtor will put up a "pending" or "under contract" rider on the sign but they do that mostly to promote themselves to other home owners in the neighborhood. Think about it, neighbors drive by a home and see a for sale sign come up and then a few weeks later they see a "under contract" sign and think wow… that Realtor really get results.

Should I find another realtor to show me houses?

This particular realtor has a lot of houses for sale that I like, and they are also in my price range. He isn’t very personable on the phone, and he never returns my phone calls (I’ve tried twice in the past month).

Can I ask another realtor to help me, although they are his houses? One house in particular is a HUD home.
I think he doesn’t care much about sales. I checked the assessor’s records and he owns tons of apt complexs, I guess that’s where his salary is coming from.

If his properties are listed on the MLS (Multiple Listing Service) than any realtor can show them. If he is only selling them by himself as the owner…you are stuck with him. I would just keep calling and bug the pants off him. Personality does not matter. You just want a house!

Are there other opportunities that you can do with a realtors licence besides just being an agent?

That’s the reason to get a license, either to be a broker or an agent.

Beyond that, there may be management opportunities with homebuilders or commercial developers if you have experience.
