real estate agent: When a person first becomes licensed to become a real estate agent, they obtain a real estate salesperson’s license (some states use the term, "broker") from the state in which they will practice. To obtain a real estate license, the candidate must take specific coursework (of between 40 and 90 hours) and pass a state exam on real estate law and practice. To work, salespersons must be associated with (and act under the authority of) a real estate broker.

real estate broker: After gaining some years of experience in real estate sales, a salesperson may decide to become licensed as a real estate broker (or Principal/qualifying broker) in order to own, manage or operate their own brokerage. In addition, some states allow college graduates to apply for a broker license without years of experience. More course work and a broker’s state exam on real estate law must be passed. Upon obtaining a broker’s license, a real estate agent may continue to work for another broker in a similar capacity as before (often referred to as a broker associate or associate broker) or take charge of his/her own brokerage and hire other salespersons (or broker) licensees

How much do realtors get paid when they RENT apartments for owners?

I’m using a realtor to help me find a apartment in Miami, the owner of the apartment will pay the fee to the 2 realtors (the 1 realtor who listed the rental and the 1 I’m using who found it). How much do realtors charge for this? The apartment is $1800/month

in our area it’s one month. So it’s 1,800 with each broker getting 900 and each agent getting around 450-600.

I am looking to connect a few potential buyers with a realtor, how could I do that?

Im interested in being a realtor when i get out of highschool/collage and (Im just a teenager) and i was wondering if there were any websites that will help me fully understand being a realtor and how to become a succsefull one at that. Thanks for any tips or websites.

No. There aren’t currently any websites that do what you want. But you can get exactly what you want by going into a local realty office and asking an agent if you could accompany her for one day. It will be a wonderful experience.

The agents answer the phone. Then they put buyers in their car to take them to see houses. You open up the house and make sure it is locked when you leave. You visit with the other agents to get updated information. You write a purchase contract when your buyers decide on the house they want. You visit daily with lenders and title companies. You hire termite inspectors.
When the sale is over, you hand the keys to the new owners. Then you do it again.

Get a little laugh from a name that you have seen. I just saw a name on a realtor company website with the name of "Steven Barks". I thought it was quite good.
Any that comes to mind?

My aunt’s name is Shavargas Susskind, she is also a realtor, but talking a break for the industry for awhile cause the economy

Anyone Ever Listed Their Home For Sale in the MLS w/OUT a Realtor?

We’re in the process of selling our home (a sweet little antique cape in coastal Maine), Our agreement with our realtor is about to expire and we’re going to try selling the home on our own for a bit since that would allow us to lower the price.

We’d like to keep it on the MLS though as so many people surf the MLS from their computer to find homes they’d like to see.

I’ve seen online that there are sites that will allow you to list your house on the MLS service for a flat fee so you don’t have to use a realtor to get it in the listing service which will save you at least 3% commission.

Anyone have any experience with these services???

Our house is unique and while I understand what you’re saying about double the work for double the pay – I don’t understand why – we’d hire the title company/or attorney they’d take care of the details, we’d show the house – what the heck else does a realtor do? Mine never do all that much as far as I can see. This is the 4th house we’ve had on the market and maybe I get bad realtors, but they don’t seem to do all that much – I even end up showing the house half the time.
It just doesn’t seem doable to sell yourself without the exposure the MLS gets you.

What could be hidden with a flat rate service like that that says they don’t take a commission?
It would be helpful to have examples of tricks someone might play…cause I just don’t know enough about these services to trust them….anyone can have a website right!

There was a lawsuit by property owners to be allowed to "list" their houses on MLS without an agent. They sued under the "anti-trust" laws. The realty agents had to make some concessions, but they mostly got to keep their hold on the MLS.

So you have to hire one of the flat-fee brokers to get on MLS. It can work but you have to ask your agent to send you copies of your listing every 30 days.So you can review the wording and compare it to the other houses for sale in realtor.com And have him send you an updated list of houses for sale nearby (even tho you can drive around yourself) so you stay informed. Then get ready for your house to get shown. Usually you have to negotiate the offers yourself.

The main flat-rate "trick" was to offer you their service for $500. After 2 months with no offers, they ask you to switch to a full-commission listing with them. The only reason you hired them was to get the low fee. You would have hired someone else if you were going to pay much more. So you feel tricked.
