Why are only profit based companies such as HOME GAIN the Realtor listors on YAHOO?

IS Active Rain the only site where Realtors can be selected on a basis of more than the deepest pockets? The public can select and view numerous realtors and the site is FREE.
As a realtor who generates business also on the internet I find that companies that claim to be LEAD GENERATERS do dominate the websites, again, deep pockets.
Where did really free enterprise go in America? Is everything just who can spend the most now? not who can do the most?

I hate the model too. What happens is that selling agents pay Yahoo to list their house in the real estate section. Yahoo lists the site. BUT, they are NOT listed as the agent to contact, Home Gain (it was another one last month) pays to be listed as the contact.

I think it is lousy and deceptive. A buyer will be contacting an agent that knows nothing about the house at all. THe worst part is that the agent who paid for the exposure has NO chance at all of finding the buyer themselves.

BTW, I am not an agent, so not biased toward them. I just hate deceptive information. Your question is an example of the effects of the deception, you believed that the houses listed were all listings by Home Gain.

Trying to start up a website for realtors…How to get them to join?

I developed a website for realtors which allows them to create web pages for their properties. I am also a realtor so I tried to incorporate features that I would want. They fill out simple forms and upload photos and the system generates a web page for them to send their clients to. They pay a relatively inexpensive monthly fee compared to similar services.

I have had some decent traffic. I have sent out emails to the realtors in my area and even sent out faxes to the real estate offices offering it to them for half price but have had little response.

How can I get them to actually try the service? I know that it it is a good system and that they would benefit from using it.

In a former business, I did a lot of work with realtors. They want something. I used to make small giveaways with my website address to give to agents in my area. The best thing to do, and the agents love it, is find out when the office weekly meeting is. Then ask the receptionist if you can bring coffee and donuts for a morning meeting or pizza for an afternoon meeting? While there make your presentation. Bring a laptop with a working demo and let them ask questions. Have a drawing per office or agency for someone to win a free website.

In my area, all agencies have websites that are linked to an individual agent website, hosted by the agency. Listings are made available on the MLS board, the agency board and the agents page.

It is going to be a hard sell to agency realtors since they already have a product available. You will need to target the small firms and the independents.

listed it at the correct price. On the MLS, the wrong price is still listed, he says he cannot change it. Is this true? Now it looks like listed the home for cheaper and then increased the price. HELP!!

I obviously don’t know what situation this agent is going through and there may be a good reason for what is going on, but I am a real estate agent also and I can change the prices of my listings in less than a minute and they update in real time.

Houses sell a lot faster at cheaper prices and your agent may be fraudulently manipulating the market–and manipulating you. If so, he is committing a crime and you should talk to his broker immediately and bring this situation to their attention. Good luck.

Yes, they have a contract with the seller, you should have your own agent. Never do the dual agent thing.

realtor expired rate on listings?

Is there a way on the web to check the rate of expired listings from (1) a paticular realtor?
(2) an office in general? say, First Team Realtors

The only real way to check (with no number fudging) is to access thier local MLS. Since the MLS is private only Realtors belonging to that MLS have access to thatinformation.

The easiest thing to do is ask another Realtor from that are to look up that info for you. Alot of agents would be happy to especially if it results in a client!

How much do you pay a realtor who is only going to handle the closing of a sale – no listing, showing, etc?

I have a realtor who I’d like to "officiate" at the closing of my condo sale. He hasn’t had to list or show or anything like that…I just want him to handle the transaction itself since he’s licensed and I don’t have a lot of experience in this personally. What is a fair amount of compensation (ideally, a flat fee?) Has anyone done something similar? Thanks!

Why isnt this being handled in a title office or lawyers office? A realtor knows little about the financing aspect of a closing. You might want to reconsider.

My realtor has made too many mistakes. Can I switch agents once a house is under contract? I am the buyer.?

Contact the Realtors broker, the actual person you have a contract with. Ask for your sale to be reassigned to a different sales rep, they can easily do this with no effect what-so-ever on your contract.

Usually when the agent is a lemon the broker takes the sale over themselves, and you will be mistake free.

Do I, the buyer, have to pay out of pocket for the realtors commission or is it included in the selling price? Can I place a bid on a home for sale buy a realtor without using a realtor? Any other information along these line would be useful too.

You don’t have to pay a Buyer Agent. We gat paid from the seller’s Agent. Yes, you can put a bid in without an agent but then the seller’s Agent gets the whole comm. The sellers agent owes you nothing. Your Buyer Agent owes you full fiduciary duties. They will negotiate for you and advise and protect your interests for nothing out of your pocket. Where can I find forms online to make a real estate contract to buy a home without a realtor?

I need a packet of forms for a good price that will suit my needs to buy a home from someone and neither of us have a realtor. I live in Delaware. Thanks!

Why would you want to do that? A Realtors job is to find you the house you want, why would you try to fit that into your busy schedule. Plus you dont have access to the MLS which is going to make it a ton harder for you. You can find Realtors who will take a commission cut to sell you a home, especially in todays market. Its a no brainer to go with a Realtor. If you search a site like REALTOR.com and look at the banner advertisement that the Realtors place, you can find an agent who will take a commission cut or give you some sort of rebate.

Questions about realtors and buying a house?

I found a house that I would like to buy. The couple who owns it is going through a realtor to sell it. Is it possible to work with the owners instead so that the costly closing costs won’t be a problem?

The house I’m wanting to buy is $40,000. (I live in rural Indiana). What would the closing costs be?

If I go through the realtor to buy this house, can I get the home loan from the bank of my choice or will I need to use the realtors financing?

This will be my first home purchase and I know nothing about realtors. All help is much appreciated.

the Realtor has nothing to do with closing costs or where you get your funding from, the realtor gets paid a 3% comission wich is paid from the seller, the closing costs all depend on your loan officer thery make the fees now there are some fees thaey cant change like apprasial, title,doc prep, but there are fees they can lower such as loan origination,mortgage broker fee,processing fee, on a loan amount that small i would say your costs will be under 2,500 and they will most likley be rolled into the loan and not have to come out of your pocket.good luck and congrats on the new house
